Transformed from a rundown 10,000sq.ft old industrial printing factory by the team at Spaceway, the building now comprises of high quality offices and storage facilities which have been further boosted with an additional 10,000 sq.ft mezzanine in the unit next door – which Airconco has just purchased.
When Jeff Salmon, Airconco owner, entrepreneur and TV celebrity of Channel 4’s ‘Four Rooms’ started looking for a company that had the inspiration and technical ability to provide to a prestigious and functional new headquarters for his group of companies, it started with asking business partners and colleagues for references.
Spaceway was recommended by one of Airconco’s financing partners and was then invited to pitch for the work along with three other mezzanine floor designers and interior fit out contractors.
“Spaceway invited us to meet its customers and view installations along with a tour of its office to see its impressive showroom and meet the staff.” said Gary Woodward, managing director at Airconco. “Not only did Spaceway have the vision we wanted, but its management team also had a wealth of experience and expertise that gave us great confidence.”
To kick off the project, Spaceway had to completely strip out the building and then erect a new mezzanine floor to double the floor space. To provide additional storage, Airconco negotiated a deal with its then-neighbour, allowing Spaceway to fit another new 10,000sq.ft storage use mezzanine floor over the workshop. A new double doorway was made between the premises at first floor between the buildings, allowing Airconco to easily extend its own storage at first floor onto the newly fitted mezzanine floor.
Once the mezzanine floors had been fitted, Spaceway began fitting out the new first floor offices by cutting openings in the side of the building and fitting new energy efficient double glazed windows. These provided much-needed natural light and fresh air ventilation to the space.
The first floor interior office fit out involved creating over 4,000 square foot of high quality office and meeting spaces, including a new showroom, server room, male/female/disabled toilets and restroom facilities. The storage and warehouse spaces were fitted out with fully adjustable industrial shelving and racking to maximise the storage capacity of each area.
The offices were fitted with the latest in frameless glass partitioning systems, along with full height cherry wood veneer doors and polished stainless steel door furniture. New air conditioning, electrics, data cabling, decoration, floor coverings were all installed to the highest standards under the supervision of the Spaceway on site project team and to meet the latest requirements of building control and fire safety standards.
The project was completed with full height office storage wall cabinets, executive desks, screens and ergonomic seating systems.

Jeff added: “We are thrilled with the finished project and had no hesitation in asking Spaceway to come back for the recent extension we wanted. We are so delighted with the project, we have stated that Spaceway can use this premises as a reference site for other projects.”
